Tucked into a soft curve of the Pebble River, 12 Reed Lane is the kind of first home people stay in longer than they planned. The main burrow runs deep and dry, with two interior chambers and a south-facing entrance that catches morning sun for most of the year. The previous owners — a careful young heron couple — replaced the reed insulation in 2021 and added a covered pantry nook just off the kitchen.

Outside, a small private wallow sits at the foot of the garden, fed by a clean side-channel of the river. The neighborhood is quiet, mostly young families and retirees, and the village green is a six-minute walk along the towpath. Schools, the weekly market, and the river launch are all within easy reach. For a first home, it’s hard to do better in Pebble Hollow at this price.
